If you've driven the I-84 corridor through Meridian in the last year, you've probably noticed the construction crane forest at the Ten Mile interchange. It's hard to miss.
What's going up there is called the District at Ten Mile, and it may be the single most significant mixed-use development the Treasure Valley has seen since the Village at Meridian opened back in 2013. The same developer who helped create the Village — Fred Bruning — is involved here alongside Tommy Ahlquist of Ahlquist Development, and they've described The District as 'the Village 2.0.'
That's not marketing talk. At 222 acres, the District is more than twice the size of the Village. And the tenant list reads like someone asked the Treasure Valley what it's been missing.
What's Coming to the District at Ten Mile
The anchor is Idaho's largest Target location — a 147,000-square-foot store that gives southwest Meridian its own destination retail hub rather than funneling everyone east toward Eagle Road. Target confirmed, signed, and coming.
Alongside it: In-N-Out Burger (their second Idaho location, following the wildly popular Eagle opening), a 100,000-square-foot Life Time Fitness center, two hotels (a Hyatt and a Hilton under Raymond Management Company), Taco Bell, Panera Bread, Zao Asian Grill, Mo Bettah's Hawaiian cuisine, Handel's Homemade Ice Cream, Chase Bank, and a law enforcement-focused daycare. More tenants are confirmed but not yet announced.
Phase 1 retail pads began delivering in 2026. The full buildout is planned in phases and is expected to take several years to complete.
And then there's the housing component: roughly 1,800 residential units including apartments and townhomes, built into the development to create the kind of walkable live-work-play environment that has worked so well at the Village. At over 650,000 square feet of retail and office space in Phase 1 alone, the scale here is genuinely unprecedented for the Treasure Valley.
Why the Ten Mile Corridor Matters
The Ten Mile interchange at I-84 opened in 2011 and the area exploded. Scheels, a sprawling home improvement corridor, newer subdivisions spreading south and west — the Ten Mile corridor became one of the most active development zones in the valley.
The District is the capstone of that story. It fills the last major undeveloped commercial parcel in a corridor that has been building toward it for fifteen years. When completed, the northwest corner of I-84 and Ten Mile will be one of the most complete live-work-shop-dine environments in Idaho.
For homebuyers, this matters in a specific way: proximity to amenity density is one of the most consistent drivers of long-term home value. The neighborhoods surrounding the Ten Mile corridor — south and west Meridian, northwest Nampa — are going to become more desirable as the District builds out, not less.
What About the Current Residents?
I want to be honest about this because it's a fair question. Construction of this scale brings traffic, noise, and disruption during the build phase. The Ten Mile corridor is genuinely busy right now — and it will stay busy through the buildout.
But the pattern I've seen repeated across the Treasure Valley, and frankly across most fast-growing Sun Belt cities, is that major commercial developments that reach completion transform the communities around them positively. The Village at Meridian is the local proof point. Nobody who bought near it in 2013 regrets that decision today.
Tommy Ahlquist said of the District: 'It will redefine the shape of the Treasure Valley for generations.' That's a bold claim. But if the Village is any guide, he's probably not wrong.
